Gateway Owner, Vestar Development Co. are looking to appreciate the mall soon. The previous owner, American Retail Property Inc. has valued the mall up to $ 75 million by 2014 and will forecast further declines. Previous attempts to stabilize and sell the mall have failed. Meanwhile, some outdoor areas have been upgraded, and nearby development projects have been planned. The Gateway Mall, by 2016, has been sold to a company in Phoenix, Arizona named "Vestar". The company plans to renovate the mall for 30 million dollars. Vestar wants to help the mall gain popularity again and improve security, especially with Rio Grande Street and nearby homeless shelters.
